The rooms (ca. 27 - 29 sq.m.) are generously furnished with TV, phone and some with a safe. They all come with a bathroom with toilet, bidet, shower/bath tub and hair-dryer. A cosy lounge that can, if needed, be used as an extra bed, is a perfect solution for children. Some rooms have a balcony with canvas chairs and others a winter garden. Some rooms have a terrace with beach chairs.

Deposit as confirmation: We shall consider your booking as confirmed only upon receipt of a deposit of 30% of the confirmed price, which will also apply as a cancellation charge if you cancel your booking.

Our terms and conditions are written in accordance with the Italian Consumer Protection Code.
PLEASE NOTE: The right of withdrawal as laid down in the Consumers' Code is not contemplated – however, we are willing to apply the following conditions for withdrawal

Terms of withdrawal – if you are unable to do your booked holidays
Confirmatory deposit: to guarantee your reservation we need a confirmatory deposit of 30% of the confirmed price. If you spend your holiday as booked, we will refund the full amount, otherwise, your deposit will be retained. Our bank details are transmitted at the time of booking. Cancellation: We will apply the cancellation conditions according to the Italian Civil Code (Art. 1341):

• Cancellations up to 30 days before arrival are free of charge. A deposit of 30% of the total price is due at the time of booking. Deposits cannot be refunded but can be used for a next stay at our hotel.
• Cancellations made between 30 and 4 days prior to arrival will incur a 50% cancellation fee on the total amount of your stay.
• In case of cancellation 4 days before arrival or in case of no-show we have to charge 100% of the total amount.
• Cancellations are only accepted in writing.
  The cancellation conditions are valid regardless of whether the cancelled rooms are relet in full or in part.
